Nothing ends up being reinvestedWhen you have multiple properties spread out each one with different web sites for HOA payments, Cali rental taxes, off paper expenses and deductions, receipts you have to scan, different HOA websites etc.

they typically get access to the best inventory, the best contractors, etc.the hardest part is going to be sourcing the right kind of property that is distressed enough but not too distressed. and, contrary to the hype, flipping takes capital - no one is going to loan you 100% of purchase, rehab, closing costs, holding costs, etc.are you able to devote some time to networking, getting access to inventory, going to visit properties in person, calling lenders, and calling contractors and trying to get a sense of their availability?

I really do enjoy this and actually wish I had more time to devote to it.Cap ex isn’t absorbed the same way across all real estate models, and that’s where the assumptions in this thread keep getting crossed.If someone is running these homes as rentals, then yes, a roof or mechanical system hits the owner directly, and low-priced rentals can get crushed by that.
