@Tim Kirkshort answer: yes, you will just be losing money every month, because no LTR anywhere will support 100% financing, if a component of it is HELOC money.people pretend a HELOC is cash because it's usually attached to their primary and not the rental.

You can reclassify components (appliances, flooring, landscaping, etc.) from the standard 27.5-year schedule into 5, 7, or 15-year categories.

Mike,Correct me if I'm wrong, but with that plank you have disconnect all the way to the nearest wall, whereas glue down you can just take up the one plank (use heat gun to loosen adhesive) and replace it.

Another option is to wait until 2026, do a cost seg, and then a 3115 to catch up on depreciation that wasn't taken in 2025.The benefit of waiting until 2026 is that it gives you a window to make adjustments or improvements to the property, such as upgraded appliances, flooring, or other tangible components, which can qualify as shorter-life assets under cost segregation.

You generally will not have to replace ALL cast iron, the vertical lines and vent pipes do not get the same wear as horizontal and underground.

I’d categorize the country as a whole as a high-risk, low return market so any purchase would have to be justified by a lifestyle component as in you just love it there and aren’t concerned with return on investment compared to other investment vehicles.
