Sometimes the automated analysis catches things I missed, like a comp that looks similar but sold way above market because of a unique lot or extra parking.The biggest mistake I see newer flippers make is anchoring to what they want the ARV to be instead of what the comps actually support.

If you have a few rentals and your budgets for expenses, vacancy, cap ex are working adding another unit isn't something you need to stress over "testing" because I always view my risk as being my portfolio as a whole not property by property.

I only have to make extra API calls to different services, but most API calls are pretty cheap, in the range of $0.05-0.20I also do plan to add more of the skip tracing data to the google sheet and notifications, i.e if the owner is deceased, etc.Besides this service, I would also offer free webhosting for any website I would build for the customer ($200-$300 to build a real estate website), as long as the subscription is active.
