Jeremy Horton How are you using AI in your RE investing?
20 June 2025 | 7 replies
Quote from @Matthew Schumacher: Absolutely agree — the potential is massive.Right now, I’m exploring a few simple but powerful ways to use AI in real estate investing:Property scouting: Using AI + public data to surface areas with high permit activity, low crime, good schools — then overlaying maps to find sweet spots.Pricing analysis: Running AI models on list-to-sale ratios, DOM (days on market), and price trends to spot undervalued areas or neighborhoods heating up.Quarterly performance check-ins: Feeding financials into AI tools to flag underperformers or cash flow issues before they become a problem.Tax and financing optimization: Starting to test AI advisors to suggest tax strategies and compare loan terms — way faster than doing it manually.I’m also looking into setting up automations that pull in fresh data monthly — AI works best with up-to-date info.Totally agree — the earlier we learn and integrate, the more of an edge we’ll have.

Melanie Baldridge IRS Section 179
16 June 2025 | 2 replies
Understanding IRS Section 179 is key to optimizing your tax strategy.179 lets businesses expense certain assets upfront instead of depreciating them over time. For 2025, up to $1.22M of qualified equipment and software can be expensed, but there are limits. The maximum investment threshold is $3.05M, reducing the deduction dollar-for-dollar if exceeded.Additionally, the Section 179 deduction cannot surpass your taxable business income, and some assets, like real property, generally don’t qualify unless specified as "qualified improvement property."

Obvi, I will never stop direct mail because it's the most targeted way to get and close deals (just advertise for EXACTLY what your buyers are looking for - it's the EASIEST money) but I sure as heck don't focus on it like I used to.I used to say "bleh I dont want to waste my time on a website cos that takes foreeeever to optimize in order to start getting leads" but WHOA was I sadly mistaken or what.
