So, cash out of pocket to acquire the package was small relative to the value.So, if something like this happens now, and they follow the same pattern, you would end up with partnerships between the new RTC and general partners.

An outright bailout of people and institutions reinforces bad patterns that emerge again down the road in a new set of clothes.I'm not sure if nothing can be done now, but it seems like there must be some sort of middle road where financial solutions can be reached while still keeping the people on the hook that made poor decisions.I honestly don't know what the answer is.

Do you gauge expenses that show on their bank statements to see what other spending patterns and expenses they have (not as restrictive as banks of course, but the premise is, will the tenant be able to pay for the rent)Secondly, always ask to see a copy of their rental contract to the tenant, or better yet, if you have your own, ask if they will use yours.
