Hey BP Community,I’m looking for some guidance from those of you who have real experience in new construction and residential development.

That experience allows us to move quickly, structure realistic deals, and reduce execution risk — which is often the biggest challenge for newcomers to the US market.Happy to connect and share insight on how we evaluate opportunities in the Research Triangle and where residential investment intersects with light development.

Outside of owning the center or similar strip mall, we are seeing pretty big opportunities in development of the asset class and or re-development. 

However, since this development is so recent, I'm wondering where I can find accurate numbers to calculate things like:-expenses (how much it costs to build an ADU based on type; e.g. living room conversion, garage conversion, other, etc)-financing -comps for how much ADUs can add to the value of the home-comps for how much ADUs can rent for -demographics for likely ADU renters (for example, there may be fewer international students coming to the US YoY, and layoffs/hiring freezes hitting the Biotech and tech sectors may result in fewer young professionals in the area; if I understand correctly, college students and young professionals are the primary tenant demographics for ADUs)Thanks,Hanbo

I started in coworking around fifteen years ago, which eventually pulled me into helping real estate developers with feasibility work, revenue modeling, and building their own flex office operations.

It really hasn't been that long that the real growth, developments, community events/focus really ramped up and took over.   

I have received offers that a simple Facebook Marketplace search shows the same property listed and it is clear that the ARV and reno values are out of whack.What can you bring to develop a long term relationship? 

There's also potential for developing "shared living" units where 2 or more people could share space, etc.
