Senior Living Single Story

Hi, I am a Real Estate student looking  into investing in a new build single story duplex, triplex, or quad that would be marketed towards the elderly. There seems to be a discrepancy in the market with the amount of available single story housing options for those who might have a hard time geting around. Especially with the rising age of the baby boomers, I can see a growing need for accessible housing for the elderly wanting to downsize or diminish the effort of maintaining a single family home. Is anyone familiar with this type of rental property or have any insight of the senior housing market? Is this a financially feasible idea as a new build?

@Halle Hughes  I own and operate five assisted living and two memory care homes in the Denver area.  Our homes each house 10-16 residents.  If you are looking at separate units for each resident, you are probably referring to independent living.  Assisted living and memory care have 24-hour staff on duty helping with meals and activities.  We have no nurses on staff.  I'm currently working with a local municipality to build independent, assisted, and memory care homes on a six acre plot of land.  Feel free to PM me if you have any questions about my homes.
