bad credit (be reasonable if have medical debt & if their debts may impact their ability to pay rent on time), Evictions (probably not within last 5 years & get official reports from mangers/owners - pay rent on time, damaged property, gave 30 day notice, complaints, etc.)

@Joe Watson most PM software automatically alerts owners about MoveOut notices from tenants.Not sure what you mean by "Regular Inspections"  - how often is "regular"?

Referring to the lease is important & I think can be considered a valid deduction as they moved out without notice & refilling the kerosene.

Hi @Cheryl SchuckI get some notice on some of the New Construction coming on before it hits the market as a "to be built". 

I know 5 years sounds like a lot of time, but roughly 5 years ago both of these areas were just starting to get talked about/noticed.

It turns on whether the lease expressly permits the tenant to sublet and, if so, whether any additional requirements such as providing notice or obtaining the property owner’s written consent were required and actually satisfied.

If you are using the same lender on both the purchase and refi, they should be able to decrease their points to 1%, same goes for title companies.

Have you noticed that the 10 year treasury has come down over the last few years?
