I mean, nothing is foolproof...but that will get you started in the right direction. 

You can make system fool proof, but you can't make damned fool proof.

Its also true that some forms of investing better lend themselves to getting through the crisis than others (like cash flow multi-family investing) but even here its definitely not fool proof.

Lean on other real estate investors in your market on who they use - it's not foolproof but working with someone that another investor already had great experience with is a good starting place.Hope all of that makes sense.

Just because you found a Bank that is prepared to take a bath on one of their delinquent mortgages (make sure you get that in fool-proof writing), doesn't mean that is the norm. 

Breaking in and making yourself to home is the easiest way to get a squatter out, after all that is how they get in, and practically fool proof.
