Many of the ones I find could use moderate to heavy renovations, but a lot of them are just out-dated and still perfectly fine.

They agreed to look for another place and we'd settle on a move-out date once they found a new place.

The maps are outdated and places you wouldn't think are sometimes eligible.  

Realistically until they close the move out date could move.

I would also suggested doing an official delivery of a reminder that their lease is expiring and the expected move out date and process.

your stats are a little outdated for columbus on average price, median, etc I'd recommend you do a little more research or look at the monthly housing stats they publish every month. you are about 10% low 

Call the utility company and give them the move out date for the previous tenant and then you are paying after that date. 

In my experience (and I own in four different states), those reports are nice but already outdated.

My first impression was that we can wholesale it to a land lord since it is turnkey, pristine however looks quit outdated.
