Jacksonville Florida Mobile Home without Land

Hello everyone Josh here. New (ish) wholesaler looking to do a mobile home deal in Jacksonville Florida in which the seller wants to get out and over with it. SHE DOES NOT OWN THE LAND AND PAYS LOT RENT, It is in an HOA, she needs a 1000 down, owes 50k on the mortgage. My first impression was that we can wholesale it to a land lord since it is turnkey, pristine however looks quit outdated. However after talking to buyers I am unsure since the 50k downpayment seems unattractive to alot of them.  I am wondering, if it comes to it, that if it is possible to do subject to on a mobile home without the land being owned? thank you all in advance.
