If you want to have the most accurate cash flow predicted over a long hold, do not look at initial cash flow.  

NNNs offer predictable income (4.5%–6.5% cap rates) with tenants covering expenses, ideal if you invest in stable markets and strong-credit tenants like Walgreens or AutoZone.

You should price your rent so that it factors in a month of vacancy and any predicted repairs when the tenant (probably) moves out in 12 months.

But I find NNN is amazing and a lot more predictable than residential.Good luck

The local system is great for reaching repeat summer visitors who expect to book through agencies and prefer week-long stays, with less turnover and more predictable income.
