I was looking up if cold calling and text blasting is legal in Florida, and it says it's illegal unless there is consent before, which would basically outlaw cold calling and text blasting.I don't know a lot of other wholesalers in the area, so I was wondering if anyone else knew if this was legal or not.Thanks again for the contract!

TLDR: $500k to invest in multi (3-12 units), based in Boston, trying to decide between Sunbelt or within a 2hr drive (likely Hartford, CT or Worcester, MA), basic renovation skills, currently operating MTR duplex house hack, on break from career in tech that may return to, investing goal 70% cash flow, 30% appreciation.Full context:I’m based in the Boston area where the entry price point is high.

The inside (dental rooms, equipment, etc.) is basically the same as it was 20 years ago with no major updates so it is dated and will need some significant upgrades.The dentist has indicated that he would consider selling me the condo space directly with seller financing either as part of the practice purchase or down the road.
