It’s fragmentation.Fragmentation happens when different teams are responsible for different parts of the investment lifecycle — without shared assumptions, shared accountability, or shared context.It often starts at acquisition.

That can make it easier to fund renovations or rebuild reserves without constantly pulling new capital into the deal.Where it gets interesting from a numbers perspective is when you look at multiple deals over time.

Most first-timers budget 00 because they don't account for multiple haul-offs.

- Would a NH-specific weekly digest/dashboard that flags properties with multiple distress signals (tax lien + lis pendens within 90 days, for example) be useful to you?
