Chris Welch Furnishing Student Rental with IKEA Furniture

In total we spend about 7,000 per floor on furniture -- that included 4 beds frames, mattresses, desks, dressers, chairs, floor mats, 2 couches, coffee table, end table, and entertainment center.Here's what we found:Pros:* Shows great because everything looks new, so I can command top rent for my area* Furniture is cheap so if it gets broken, it's easy to take out of the security deposit* Couches are easy to clean* Nixs and dings are easy to cover up with a markerCons:* Takes a long time to assemble all the furniture.

Homes in the area also command a higher price per sq foot than neighboring Pasco county both on sales and on rents.

We manage for investors a 2/2 which is in a 3/1 and 3/2 neighborhood and was vacant and on MLS For 14-16 months. 2s are simply NOT desirable and should command lower resale and rent prices.

I'd suggest you stay in decent areas that have potential, have decent appreciation and can command market rents, it may cost more but you'll be better of in the end. :)

And stay right on top of them or in other words are members of the community were they invest and therefor has command and control .And those of you who happen to live in parts of the country were these low hanging fruit can partake successfully in this business should count themselves fortunate that these assets are so readily available to you within a 30 minute drive..I did not read anything that changed my mind that the 2% rule keeps prices from rising in any appreciable manner as value only rise's with rent increase's and rents are fairly stable in all these markets.Lastly as to class of asset being it A B C or D that is in the eye of the beholder, my C could be your D or visa versa .....Off to Milwaukee today then Chicago  Beer and Brats  Friday fish Fry, Deep dish pizza Miracle mile... should be a fun week on the road.Best to all

It's helpful to get the name of their commanding officer on your application should a "straightening up" call ever need to be made to them.For the most part (and I come from a long line of military folks, including having a youngest son who is a Navy veteran and a long history of working with vets in my local VA Medical Center) we've had good luck renting to veterans.
