I’ve been watching the small multifamily space closely here in the Triad (Guilford / Forsyth / Davidson), and something interesting keeps showing up:Cash-flowing 2–4 units are still out here but they move fast.A few things I’m noticing this month:• Rents are holding steady, mostly in the $950–$1,250 range for 2BR units depending on the zip.• Vacancy is low in areas close to job hubs (Greensboro airport, Wake Forest Baptist, High Point furniture district).• Cap rates on small multis are hovering around 6.5–7.5%, but older properties with deferred maintenance can push higher.• Renovated Class C → B units are the ones investors are fighting over.For those investing here:What submarkets in the Triad do YOU think are the strongest for 2025 buy-and-hold?
