Active in Distressed Real Estate in Tampa/St Pete - Looking to Connect with Investors

Hey everyone,

I’m a sales agent at Canvas Forum, and most of my days are spent deep in the Tampa/St Pete distressed real estate market — analyzing deals, talking to flippers and BRRRR buyers, reviewing rehab budgets, and watching how investors are adjusting to the current price and inventory shifts.

One thing I’ve noticed is that this market rewards investors who stay disciplined with their numbers and decisive when the right property hits their criteria. ARVs are tighter than they were 18–24 months ago, holding costs matter more than people think, and the investors who truly understand rehab costs are the ones still making deals work consistently.

I’m looking to connect with local investors who are actively doing:
• Fix-and-flips
BRRRR projects
• Value-add rentals
• Distressed single-family or small multis

Not to pitch — I already see a steady amount of deal flow. I’m more interested in comparing notes and understanding what other local investors are experiencing on the ground right now.

What’s been the biggest challenge for you in this market?
