He includes nicely furnished common areas, netflix, monthly cleaning, etc. to be all inclusive and avoid tenant drama with not keeping clean.

I don't mean to sound harsh but you are creating the problem.

There is a learning curve, and it's a financial one, and it can be harsh.

I know these comments are harsh, but the truth is whole life policies are easily the highest commission products in the business, by the time you pay the fees and the penalties, the buyers are getting ripped off.ALL to take a loan out on your OWN money. 

It's a harsh environment for gurus and they usually back off when they find the level of skepticism and the BS meter here is too high :-)@Bill Gulley is probably the guru's worst nightmare (hahaha - you should put that in your email signature from now on!)

I think it is absolutely incorrect to say "the best return" is at a job often paying less than $100 an hour.....That is simply not thinking big enough in my opinion.No disrespect intended, hope that didn't come off as too harsh :)

No BS, no drama and no viscous breeds or nuisance pets.   

And or I can scale to create a business out of it like I did 7 8 years ago and was not actually dealing with the day to day tenant and PM drama.

It may seem harsh, but being strict is the best way to not have your tenants need to dig themselves out of a hole.  

It's a harsh reality.
