Maybe your area of Chicago has far lower vacancy than city wide. what does the following depict as profit (50% rule):Profit per 50% rule: Rent * 0.5 - P&I?

A four unit apartment, a double wide mobile home, and a single wide mobile home.

Things like quartz countertops, LVP flooring, and neutral color palettes appeal to a wide range of buyers.

Tough to give an answer on this imo with such a wide range for everything from materials to the type of property that's being rehabbed.

Opex has been a huge hit to most property owners in all shapes and forms, myself included, but to know to keep your back wide enough to cover your own you'll be able to navigate these waters just fine.
