It should state that:They are covering all costs for the purchase and installationThe installation must be done by a licensed and insured contractorThey are responsible for all repairs and maintenance related to the walk-in tubUpon move-out, you reserve the right to require removal of the walk-in tub and restoration to a standard tub/shower at their expenseYou are released from any liability related to the equipment or installationAs for resale or future rental impact, walk-in tubs can be a deterrent for younger renters because they take longer to fill/drain and are not as visually appealing.
