You may be able to get a heloc but You'll need to pay fees on that to get one or if you did a cash out refinance on the existing property, there's closing costs.Also - you're generally taking on more debt so you're leveraging yourself more.

@Antonio MaciasCheck for reviews, licensing, and have term sheets disclosing all lender fees in writing.Make sure the lender is held accountable for what they tell you can be done.

Because they want to collect the fees and rehab dollars which they PARTIALLY shell out to unqualified tradespeople.
