It was a perfect trap for the inexperienced "syndicators".   100%.

To read Caleb's posts, he falls into this trap - always referring to an industry that is non-existent.  

I agree, there definitely is a cash flow trap - cash flow is easy to depict/maneuver on paper.

Otherwise they had completely different lists, (that's not counting the obvious stuff, that I knew about and they missed).I had another tell me (several years ago) all the P-traps were leaking in the house.

My big take-away: I'm not surprised these people are trapped in poverty because they continue to make the same bad decisions without ever stopping to think they could have a better life by making a few hard choices.

We would keep and rent this house out BUT, we have a pool surrounded by Huge hackberry trees and 3 months out of the year, we are cleaning pool traps 6 times a day.  

(I also learned in that time how to actually analyze deals and found out that my LA "house hack" was going to be a very expensive proposition, funded by — and trapping me into — my day job!)
