I've always found that City Engineers know more about what going on as a whole than planning commissions and even entire departments inside the local jurisdiction.

Some require you to get your own structural engineer to prepare the letter or to pay for it separately as well.

Our next step to proceed in this direction would be to hire a civil engineer to do surveying and site map and that engineer would also see if the creek in the back of the property affects build-ability.  

They are not owned by the client who hires the architect/engineer.

Also, Facebook Groups, BiggerPockets, and even LinkedIn can be goldmines if you engage with value and consistency.Since you already have a strategy, now’s the time to reverse-engineer what your ideal buyer is looking for—cash buyers, flippers, landlords—and start building a list.

However, Terre Haute has the #1 ranked engineering school in the country (Rose Hulman Institue of Technology) and there's strong demand for 3-4 bedroom houses on the east side.

Years ago when the arena was built I worked at a Civil Engineering Company.

Building engineer investigated and reported they did not turn on the blower fan to the convector!
