The upside in these projects is increased value in the eyes of retail buyers OR investors as it relates to cash flowAppreciation can take many forms (long run, forced via improvements, forced via improved management, etc.) and is a valid and viable business model that should be maintained as a separate and distinct business from owning and operating rentals.

I see the IRS regs about rental activities being defined as passive, but I don't see anything about a lower rate.I just see that this "passive activity" distinction subjects us to "passive activity loss rules", which limit our ability to offset other types of income with net passive losses.But even that limitation is negated for us because we fall into the "active participation" exception, so we can offset our regular earned taxable income dollar-for-dollar with losses from our rental (if I understand the regs correctly).

And the unwavering anti-sex offender protesters (while rightfully so in MANY cases) make no distinction between a pedophile, and an old man that slapped a waitress' rear once in a diner 20 years ago (not condoning, but just pointing out it's a WIDE swath).
