I had a DEA raid (full on swat with machine guns, helicpoter the whole thing) on one of my nicest properties....talk about a mess...try getting your place back to rent when it is a MAJOR crime scene and all their stuff is there....4 months before I got it back and of course then all their stuff is there and they are in jail...not super easy to serve eviction paperwork to someone in federal prison...anyways...now it is just a war story...haha Keep it up, and when you are done, really look at your processes...my gut tells me you are a nice guy...be a nice buy, just NOT to your tenants, doing that is like letting the dog eat at the table ....they will just go nuts.Originally posted by @Ryan Keenan:Originally posted by @Richard Sherman:Dude- I know it has been said before but I will say it too1.

-The niche, boutique brokerage is a great target because they are generally slammed with more business than they know what to do with, they generally are still using fax machines and rotary dialers, (i'm only half joking I still see @aol emails all over costar to this day) so it leaves ample opportunity with anyone that can use an crm a chance to add real value and grow the business in a measurable way.- These tend to be "assassin" type shops who are small teams of pretty elite operators, and they aren't bloated down with BS like the big CRBE's etc of the world, so you'll get exposed to more, you'll get exposed sooner, and they will generally be ideally with a niche industry or product type but will often have a ton of satellite deals they get which will get you cross industry exposure.

Verify the rents (are they at market or under performing), what utilities are paid for by landlord or tenant, are there any service contracts in place and if so, what are the terms (can you renegotiate this expense), any other income opportunities (storage, laundry, vending machine), is this an add value property, etc.
