I hire a company to handle rent court now, but when I used to go I remember a few tenants who showed up that would go into long-winded stories or say that something hasn't been fixed in the property.

Another thing to consider is after they move-in, how will you handle rent collection and maintenance. 

I have thought about heat pump/multi-splits, air handlers, etc.At the end of the day, I am looking to flip this property and check the box with long term investors targeting this property.  

PM will handle rent collection, maintainance/repairs, leasing and evictions.

I can't afford to have tenants move out because the heat is weak when it's 20 degrees out.The big problem was that the exchange coils inside the air handler were completely gummed up.

Handler, I promise.

I've had people run an AC system for months with no filter and completely destroy the air handler.
