BiggerPockets Houston family,

I am in need of a dynamite A/C guy for a houston rental I am considering picking up. The A/C crapped out and they are currently using window units. The home warranty won't repair since they arent replacing parts that require them to refill with R-22 refrigerant. Supposedly the whole house needs be retro fitted to work with the new R-410A refrigerant. Below is a list of what all needs to be done and final cost from A/C company. I am looking for a local guy who can do it much cheaper if possible.

-1-ARUG42C14A Air Handler

-1-GSX13042 Condensing Unit (3.5 ton - 13 seer)

-Disconnect and remove existing air handler in closet

-Install new platform and seal return air chase

-Reinstall existing air handler

-Repair wiring and reconnect ductwork

-Install new refrigerant lines

-Remove existing condensing unit

-Install new condenser listed above

-Reconnect electrical to equipment

-Restart system and check operation

Total - $5,450

Please let me know if you guys think this is reasonable or if anyone has had experience with this. Thanks in advance

You definitely need to find an investor locally that has a smaller company that they deal with. My guy would do that job for less than half that amount and not use Goodman components (I would never install a Goodman). 13 seer Goodman is the cheapest system available, my guy would do it for about $2k (and still make about $500 for a half day's work). No need to replace the line set, just flush it out. I wouldn't even call that guy back as he's clearly trying to rip you off.
