I'll take a 8% CAP on one $500k Seattle house all day over a 9-10% cap in Atlanta on 5 $100k houses - fewer headaches investing locally, less management, and fewer washer machines to break lol.

If I had a time machine I'd absolutely travel back ten years and tell my newlywed self (and bride) to house-hack a quad instead of dumping money into a SFH!

Laundry machines running more often.

For flipping, unless you have an incredible wholesaler or you have the vast marketing machine yourself, flips these day could be losing by tens to tens of thousands even in just the moderate kind of areas. 

After all, they are "nanny dogs" sent by Saint Michael, not the human engineered fighting machines we bred them to be.  

They only problems that I can think of is that the washing machine and dryer are in the kitchen, which was the style back then in these types of houses.

Or put in a Hepa filter machine in there for a few days and see if that can get rid of it? 

But in the right spot as I said its a awesome cash cow machine.

.  Wash all machine-washable bedding, drapes and clothing etc. on the hottest water temperature and dry on the highest heat setting.

I've even had a Vietnamese co-worker who doesn't speak much English mention a business venture together, teaching what I do. ( Coordinate Measuring machine programmer - Zeiss Calypso and gears.)Unless I become very wealthy fast, the plan is to move to a tropical place for a while.
