One thing I always look at in these structures is how cost, risk, and compensation are aligned.Clarity between a true JV vs. a lead service vs. a hybrid model is key,  otherwise it can get difficult to scale profitably.

Using home equity can work, but it increases your personal risk because you are tying your primary residence to an investment.

Its difficult to maintain alignment among "partners" over a long period of time.

Rent increases are capped but my property taxes all average increased 12%.
