That makes a difference in terms of tools to use to help focus in on deals.Not trying to dissuade your efforts but investing from outside the country in a market that has a lot of investors LOCALLY doing what you want to do may result in more of a challenge than might otherwise be the case . . . be prepared for some lessons . . .

I’ve found it helpful to think in terms of complexity vs. risk — rehab scope, tenant issues, and how forgiving the numbers are if something goes off plan.Townhomes, duplexes, and small multis can all work, but I’d underwrite a few of each in your area and see which ones actually leave room for cash flow and headaches you’re comfortable with.

It certainly is a big impact in terms of ROI, but not so big in actual profit generated.the more concerning issue is that the high LTV refi will almost certainly place the property into a negative cash flow situation if using accurate vacancy/expense projections.
