What Type of Property do you start with?
I am a new independent investor in real estate in Greensburg PA, 45 minutes from Pittsburgh. I am looking to secure a rental property but am getting mixed results on what kind of property to start on. Townhomes, duplexes, etc. Any advice or help would be appreciated.

Hey Tyler, starting out, duplexes or small multifamily units can be a great way to learn the ropes without overcomplicating things. They let you live in one unit while renting out the other, giving you cash flow and hands-on experience managing tenants. Single-family homes are fine too, but you get only one income stream per property. Focus on neighborhoods with strong rental demand and stable tenants, keep rehab costs manageable, and think long-term cash flow rather than quick flips. This approach gives you steady learning, income, and flexibility to scale.
