If you're going to landlord the property, it's best to set high expectations, state the rules up-front, make sure you have exterior security and run regular pest inspections with each offboarding guest. 

If you think a higher security deposit will protect you from a deadbeat tenant, you have never forked out $10,000 on a nasty eviction and another $10,000 to fix up a trashed interior.Credit score is a reflection of human behavior.
