Understand Neighborhoods, Price patterns, Growth patterns.

I don't have statistics but previously each room was hearing ~30 cases an hour, now it seems like less than ten meaning you will quite possibly have evictions spread out if you have multiple.4) Covid-19 makes it unique, seating every 6 feet with a checker board pattern in the court room.I expect every Ohio County especially in our major cities of Cleveland, Cincinnati, Columbus, etc will have their own interpretation with some variety...same with Detroit, Indianapolis, Fort Wayne.

Not included pools of notes which totaled I think 5.Performing - 132 available where 19 are 2nd's / 21 pending sales (19 are 1st's) Non-Performing - 51 available where 12 are 2nd's / 5 pending sales (2 are 1st's)There appears to be some good notes available so are buyers in a waiting pattern?

That's very much how we ended up altering our personal spending habits from middle-class American norms to more reasonable patterns informed by an understanding of the financial independence movement.

The legal form may appear it is a gift... but the tax law in situations like this puts economic substance over form.You can ask your CPA for advice specific to your fact pattern.

I agree with @Robert Eyers about not devaluing the deal with cash flow showing slightly negative patterns versus a stable cash flow positive.  

Seriously though, I know white cabinets, dark wood trim, white painted brick (a cardinal sin to paint brick anyway IMO so good riddance there), glass block bathrooms, Tuscan kitchens, brass hardware, reclaimed wood, Edison bulbs, furniture and fixtures made out of black pipe and distressed wood, interior sliding barn doors, pastels, too much granite, chevron patterns, whicker furniture, etc. have all been way overdone recently and are on their way out now, and brightly painted cabinets are in, but beyond that I’m not sure what the “next” design trends are currently.

Don't expect to make any actual money for 5 years is also a good thought pattern, just so you don't get disappointed.

You should continue that pattern for the elected number of years, most likely.
