I'd post it here if it weren't so long, but I have a 5-part tutorial on multi-unit financial analysis in the Education section of my website.

It's not a long term thing but more of a one hour tutorial so they have the tools to move forward on their own. 

If you're not too adept at modeling in Excel, then there's probably tons of tutorials you could watch on YouTube for inspiration.

Make sure you watch and read all the tutorials and all the how too's to understand the philosophy behind how it works.  

Last month I wrote a tutorial of all the steps for my wife.

As for commercial investment acquisition, there is a website called adventuresincre.com, great website that has a ton of underwriting models and they have web tutorials on how they are made and how to underwrite.

BP has references on steps to rehab and the apps have tutorials.

Also, the quicker it gets done, the sooner you can make money on it normally.Also...youtube tutorials are great, but if you have ever seen "nailed it" scenarios...I promise, this is not nearly as easy as it looks.I'll be in Orlando for the realtor conference in August, let me know if you want to grab Starbucks and talk rehab.I normally have at least 2 home sites going at any given time.

I watched the youtube and QB tutorials etc and many of them say dont connect your bank accts but that defeats the purpose if I have to put them in manually myself.

It's not something you want to tackle yourself with only one basic accounting course and online tutorials.
