The good news is I just found one company that will do it for me.

They are considered vehicles for lack of a better term so you will have to develop some specialized knowledge to work that market.That's actually good news because if you are the one who goes to that trouble, you can probably dominate your marketplace because you know something others don't.

@Steve Bracero - The good news is that you can certainly still find property to cash flow positive with the PMI, but I would rather put down 5% with no PMI right off the bat, vs 3.5% with PMI until you hit the 20% threshold.With the property I bought in December, as soon as I can refi the PMI away, I'm essentially giving myself another $300 a month!

For example, when you read in the news that Wells has an amazing new 3% down FTHB product, all that really is - is FNMA HomeReady, or FHLMC Home Possible, re-branded.
