Not worth the cost of the study since it did not accelerate the regular 27.5-year depreciation.By contrast, another investor's $12,000 study on a recently renovated $3.8M office building yielded first-year additional deductions worth over $120,000 in tax benefits - a clear home run.The quality of the engineering team matters tremendously.

There was a time I purchased a number of high end high rise condos; almost all maintenance is done by the condo association, further, I am able to hire the building engineer during their off hours to deal with any interior issues.

Aside from additional detention volume, mitigation,  and raising the elevation, what are some other factors I may need to consider that are more technical than moving dirt.I always plan on engaging with a civil engineer during the due diligence phase so I will know if a property will be suitable for my proposed development.

Modular" homes do have many of the value points that you state in you post in that you can generally have you modular built faster and cheaper than stick built.I am in the middle stages of vetting modular companies here in Texas and will be working to build out several modular duplexes on a piece of land I have identified, jut working with the county engineering team to verify infrastructure.
