Today, I saw one of the dogs on the deck. (1) She wouldn't have been approved had we been included in the vetting process, but we don't want to evict her (unless she stops paying rent). I’ve talked to an agent and he literally kept trying to stear me into the direction of getting a condo or a townhouse and I’m not 100% sold on going that route being that there is more risk with roommate tension and higher vacancy issues.Thanks

And Sec 1031 if you held the property as an investment you can sell and purchase new property using the 1031 process and indefinitely defer payment of the tax.Without one of those two exceptions you will pay tax no matter how long you own the property.
