With 200k, even a decent 10-2 unit deal might get you a few thousand a month, but getting to 10k, might need multiple deals and be on top of ops and biz plan execution.

I have software that does this as well - its not excel but there are a ton of benefits over excel, especially if you want to have multiple scenarios of the same asset, aggregate multiple assets into a fund, calculate complex equity waterfalls, integrate AI to automate data entry or write python scripts to do analysis (or have ChatGPT write it for you).

The principals didn't feel the need to utilize any of the strategies you appear interested in outside of a separate management company, although the management company managed over 100 hotels (both owned and 3rd party managed engagements).

It handles rent collection online in a way that ties directly into the bookkeeping side, so I don’t have to manually match up payments later — which has been nice, especially as the number of units I manage has grown.I haven’t used Buildium personally, but what worked for me with Baselane was that setting up rent collection was straightforward and I didn’t feel like I had to manage multiple tools just to get paid and keep the books tidy.If you want something that covers rent payments and keeps everything tied to each property’s financials without a ton of extra setup, it’s worth a look.

I started with the Simple Start plan, but as I learn more about the software, I realize that to effectively classify income and expenses per unit, I need to use Classes and Locations, which are only available on the higher-tier plans.I’ve seen suggestions to use units as customers as a workaround, but I’m curious if anyone else has tried this approach or has recommendations for managing multiple units in QuickBooks with the Simple Start plan.Looking forward to your feedback!

After move-in: Tenant paid ~75% of the deposit after multiple follow-ups.I returned the partial payment to avoid establishing acceptance of partial payment.As of today, 100% of the security deposit remains unpaid.
