In this case I think a HELOC would make sense where your original mortgage terms stay untouched but you would be holding an extra loan on your first investment property along with the existing one and seems like the national avg for an HELOC currently is around 7%

Based on the rates I’ve been quoted so far, the existing rent would more than cover the mortgage with a small amount of cash flow.Where I’m feeling uncertain is building the right team — specifically an agent who truly understands investing and house hacking, not just standard owner-occupied purchases or standard first-time home purchases.I’ve spoken with several real estate agents but I’m not confident any of them have strong investor backgrounds.

I prefer not to have multi metered main panel, for a variety of reasons (with the cost being the bigget factor), I should not be forced to have one for the attached ADU I am planning.Would like to know if I have any recourse to this separate meter-panel requirement from PGE.Thanks,An@Ani Chat from my reading this exception to separate meters it is only for attached units that are either entirely within an existing building footprint or don’t extend beyond the dimensions listed in the state legislation.

From a lender standpoint, the inconsistency exists because marketing cap rate isn’t underwriting cap rate.Listings often show cap based on in-place numbers.
