I've lost $30K between 2024 and present, still some liquid....however on my next property everything has to be super TIGHT and there'll be a LOT riding on it. 

We have done dozens of renovations however, this is our first Owner Builder Home build from raw land :) We are super excited, but I want to make sure I keep everything on track and organized. 

This is super common with mid-term rentals tbh.

We are just super fortunate(spoiled) that my parents are letting us live in their walkout basement on the lake and are currently remodeling it to be its own apartment.  

Private money you are going to be looking at super high interest rates.

The one thing I would suggest is to make sure you feel super confident not just with David but with his teams in market.

As a matter of fact if you are a licensed agent, I've seen investors LOSE access because the agent with the deal knows they aren't getting the buy side or the listing, so they are going to present it to someone else first (super unethical in my opinion unless already discussed with the seller, but it is what it is).

In Hayward, Union City, and Newark, values can swing significantly block by block, so verifying your ARV with super tight comps (same bed/bath, similar sqft, within 6 months, same zip or immediate area) is critical before committing.A few things I'd suggest given your numbers:First, stress test that $900k ARV hard.
