OH and HOA sometimes will try to hassle you to pay back HOA but technically they cannotKevin PS  I did one sale in PA and that was enough that is a very tough complicated state to do foreclosure and tax sales.. its a specialty no doubt and your correct unless you have years of experience in that state a Lawyer is a must on the front end.

.• When in doubt, underwrite conservatively — slightly lower rents and slightly higher expenses will protect you on the back end.• Make sure you’re factoring in realistic expenses: vacancy, maintenance, CapEx, management (even if you self-manage), taxes, and insurance.Since you’re trying to buy in the next 3–6 weeks, I’d also suggest mapping the deal structure early — purchase price, rehab (if any), financing type, and long-term plan (hold vs refi).

If a full appraisal was completed within the last four months for the heloc, you can ask that they consider it; I doubt they will use it.

I also disagree on the zelle topic - of course not doubting that it works, but it opens up risks and untidiness that is just so easy to avoid, that for me, it's just not worth wasting your time doing.Rentredi is good, Appfolio is good for larger portfolios, but one I would really take a look at is baselane - everything all in one, and could be a good solution for you.All of these will help you maintain compliant records and keep everything in a simple easy to manage format, so that's why I always prefer this approach to zelle/text messages etc.Good luck!

To give a bit of background, both my wife and I are from south Florida, I am a military veteran and would qualify for a VA loan but with interest rates where they are currently, I doubt we would be able to be cash flow positive without a significant down payment.
