I originally wanted to house hack a small multifamily near the beach, but I’m running into issues with the numbers and would appreciate feedback from people actively investing in Florida.Here’s what I’m seeing:Most duplexes/triplexes in Volusia are priced in the $280k–$400k range.Rents for 2BR units seem to be in the $1,200–$1,500 range.That puts me well below the 1% rule and often under a 6% cap rate once I factor in insurance, taxes, vacancy, and management.With 6%+ interest rates and Florida insurance costs, I’m struggling to find deals that:Hit ~7%+ capCash flow meaningfully after 20% downAllow for professional property managementAm I being unrealistic trying to hit those numbers in Volusia?

The "Engineering-Based" DefinitionAccording to the IRS, the "Detailed Engineering Approach" is defined by using a methodical process to estimate the costs of individual components (linear feet of piping, specific electrical circuits, etc.) based on "as-built" drawings and actual cost records.The Feedback: "It would take an engineer hours to do."
