Self Conducted - Cost Segregation Study
Hi BP Team,
I just purchased my first couple commercial properties this year and thought of doing a cost segregation study. My accountant advised me that I could do it myself instead of hiring a company to do s to save a few thousand dollars. I understand that I will be no where as thorough as a professional company. Has anyone done this themselves? My accountant is not a real estate focused accountant so I am skeptical that I am stepping over dollars to pick up pennies by trying to do this myself. The subject property is worth about $1.2M with 4 of the 5 units completely rehabbed. I am also closing on another property around the same value but I will not be able to complete the rehab within this year. Appreciate any advice!

Obviously, you have every right to attempt this on your own by utilizing resources provided by the IRS. When I utilized Cost Segregation Guys for this identical type of property, I got over $280k in 5-year depreciation. I would have never discovered it without their engineered study.
