Currently self-managing, its been great for the advertising side (automatically posts listing on all sites), tenant screening (solid questionnaire and application), and its been wonderful setting up state-specific lease agreements and ACH payments.Its been nice and I have appreciated the 'one-stop-shop' approach, but I could see how it would be pretty daunting if you had more than about 8-10 doors.That being said, I've definitely recommended it to a few other investors I know

If the unit isn’t clearly better than the competition, it shouldn’t be priced at the top of the range.I’ll also watch listing traffic in the first 7–10 days.Strong inquiries but no applications usually means screening criteria are too tight.Low inquiries usually means price or presentation is off.If they’ve been struggling for months, the market has likely already answered — the question is whether pricing is aligned with today’s demand, not last year’s comps.
