Section 8 rental advice

As many of you already know or have seen ,  algorithms already know your an investor so you keep seeing content of the is topic. My question is relative to section 8 it seems like all pros since the gov pretty much guarantees rent every month so what can be the cons. Obv it's lower income people/families and possibly "worse" areas.

i am looking for your experience or feedback on this topic as i feel I might be putting my self in more risk based off the situation that the tenants may be higher maintenance.

Hi Chaim,

A lot of the concern people have about tenant quality really comes down to screening and location. It’s less about the program itself and more about the specific property and neighborhood you buy in. If you purchase in a stable area, screen properly, and budget realistically for maintenance, it can perform just like any other rental strategy.

Section 8 can absolutely work, but it really comes down to how you approach it.
