Anyone with experience using DealMachine app?

Many of the homebuyers I get apps from cant afford houses at 0% rates.

I ran the entire operation off of Airbnb app, VRBO, and google spreadsheets. 

Some providers work much better in certain regions than others.For example, Data Skip IO and Skip Matrix tend to work well in many southern states.

With a few clients in similar setups, the sticking point is always the same: someone has to cross-reference emails or app histories to figure out who paid what, which makes it hard to hand off or scale. 

Use spot crime or the crime map on NewsBreak (online or app)

Over budget for rehab.Leave a little cushion on each line item, especially the first draws - make your demo line an extra few thousand so you have access to those funds immediately if you need a contingency in the future.Run your numbers to account for an extra 3 months of interest/holding costs.Do not venmo/zelle/cash app/wire contractors.
