To give some context on my role:I found the dealI was the only one in contact with the brokersI requested and organized all the diligence docsI handled all communication, underwriting, and deal flow up until the PSA stageOnce attorneys got involved, my partner stepped in on the legal sideMy partner is putting up 100% of the capital and taking on all the financial risk, which I fully respect.

We thought this was the end of the story but we found out that in PA (maybe other states as well), the tenant can contest the ruling to the Court of Common Pleas and request a formal hearing.

I am very diligint about confirming their past rent history, reaching out to previous landlords, verifying income (if they work), but I feel nervous because the rents are very high, that maybe the owner just took whoever was willing to pay this premium rent so that he could list the building for higher amount and get out quickly.I've requested the seller send me the background checks and income verification they did when they accepted the tenants last month, but I didn't actually write that into my offer because I didn't think of it until I got an accepted offer.

There is plenty of info on a real Credit Report from the top 3, viewed with other factual documentation gathered from applicant, employer, court records, pay stubs, and bank statements when requested.
