• Attend courthouse auctions: Foreclosure sales are often held at county courthouses and are open to the public. Agents can network with investors and buyers there.

• Auction notices: These are published in local newspapers or posted online by county clerks. They list properties scheduled for foreclosure sales.

• Building relationships: By showing up consistently, agents can connect with buyers who need representation or sellers who want to avoid foreclosure.

2. Banks & Lenders

REO (Real Estate Owned) departments: Banks maintain lists of properties they've repossessed. Agents can request access to these lists.

• Loss mitigation departments: Some banks share information about homeowners in default, which can lead to pre-foreclosure opportunities.

• Networking with asset managers: Licensed agents who build trust with bank representatives may get early access to distressed property leads.

3. Public Records

• Default notices (NODs): Filed at county recorder’s offices when borrowers miss payments. These are free to access and can be a goldmine for leads.

• Lis pendens filings: Legal notices of foreclosure proceedings, also publicly available.

4. Community Presence

• Door knocking & mailers: Agents sometimes reach out directly to homeowners facing foreclosure, offering help before the auction.

• Investor partnerships: Investors often attend auctions; agents can position themselves as the go-to professional for listing or resale.

• Competition: Many investors and agents chase foreclosure leads, so standing out requires persistence and trust-building.

• Sensitivity: Homeowners in foreclosure are under stress; aggressive tactics can backfire. Ethical, empathetic outreach is key.

• Verification: Not all auction properties are good deals—title issues, liens, or property condition can complicate transactions.
