Talk with local lenders about their first time home buyer programs, some have 0% down, no PMI, etc.

I was leaning towards fha but not if I’m going to buy out of state (considering I’d have to live there for a year) if you guys know of any cities or great loan programs please let me know!

So I would need to set up a payment program for seller financing if my relatives were even interested in doing this.

What program/companies do you guys use to send out mailers? 

HUD programs don't care how you acquired the property.

Do it consistently, even if only one or two person shows, and brand it as the expert in that spaceThen give them more info about how the program works and help alleviate their fears or misconceptions they may have about the program, and the people who participate in it.

Tenant is subject to losing eligibility if they don't comply with lease terms accepted by the program
