I rented to students, and ended up focusing on law students, but I rented tiny studios to them. 

They are a known quantity, your future tenants will not be.

Just know, though, that landlord-tenant law is a very tiny bit of state code and very easy to learn and pretty much anything to do with landlord-tenant law can be done in small claims court, and even that's rarely necessary - if you just take the time to learn that tiny part of the law, even if you aren't a lawyer, that has to do with your business.

I built this house as a sort of tiny cabin and figured that if I were to upgrade someday (which seems will be the case now) I could rent it as a themed cabin getaway on there. 

You will be driven crazy, and you will also be the punching bag for every tiny thing that goes wrong.

I think it will most likely be self-policing.I rented tiny studios in a 26 unit building and most of my tenants were grad students, once we found our niche.  

The garage was used for office and I just added a bathroom and tiny kitchen.  

I also came across code regarding adding a tiny house on wheels, which Fresno allows, which is totally cool - but, it says it can't be separately metered.
